House rules:

Events are not permitted. Pets are not allowed.


Cancellation Policy:

You can cancel free of charge up to 14 days before check-in. If you cancel less than 14 days before check-in, you will be charged the full amount. This cancellation policy applies to reservations made through our website.


Booking Conditions:

These booking terms (“Booking Conditions”) are established between the individual or legal entity making the booking (“You/Your/Yours”) and the accommodation provider stipulated in your emailed booking confirmation (“Booking Confirmation”) (“We, Our, Us”). These Booking Terms are governed by Portuguese Republic Law and apply to all bookings made with us. By making a booking, you automatically accept these terms and will be bound by these Booking Conditions.

You must be able to form a legally binding contract and be over 18 years of age to make a booking.


Reservations



When your reservation is confirmed by email, you will be sent a reservation number. This number must be retained and quoted in all communications regarding cancellation(s) or changes to the reservation. You will need to quote this reservation number when contacting us.

When a booking is made, a contract will be established between You and the accommodation provider that will come into effect if it is accepted by Us. The Booking is deemed to be accepted when We confirm your booking and receive: (i) full payment for the booking; or (ii) payment of any other amount We have specified at the time of your booking; or (iii) a payment card to guarantee your booking, as to be considered accepted and confirmed, bookings must be guaranteed by a valid credit or debit card.


Prices


All prices include VAT or other applicable taxes at the current rate. Prices quoted are only valid for the specified number of guests, dates, nights, and rooms shown on your Booking Confirmation.

If you selected extras when booking, they will be added to the total price of your reservation. Prices do not include other costs you may incur during your stay (e.g., safe rental).


Arrival and departure


The check-in and check-out times are specified in the booking confirmation. If you wish to check in later than the date and time specified as the last arrival time, you must confirm this with us directly (villafontes57@gmail.com). If you attempt to check in later than the times indicated, without prior agreement, or do not check in at all, we may cancel the reservation and retain any amounts to which we are entitled as indicated in the Cancellation section of your booking confirmation. If you arrive after the date and time of the last check-in time, we may consider your reservation completely canceled, and we may not be able to keep your room.


Cancellations and Changes


If you cancel your reservation on or before the date and time specified in the Cancellation section of your Reservation Confirmation (the "Cancellation Deadline"), you will be given a full refund, including all booking surcharges paid at the time of your reservation.

If you cancel your reservation after the cancellation deadline, you will be charged the full amount of the late cancellation fee specified in your Confirmation, including any booking extras you selected for the duration of your stay.

If You do not arrive on the scheduled check-in date stipulated in Your confirmation, We are entitled to consider that You have cancelled the Reservation in its entirety and We are not under any obligation to hold the accommodation for You on any other date.

If you change the number of guests, dates, nights or room type (“Change”), then prices are subject to change. If you request a Change that is not possible for Us to change, your reservation will be cancelled and a full refund given to You provided that such cancellation or change occurred before the end of the cancellation period. If this is not the case, and the change occurs after the end of the cancellation period, the terms set out in this cancellation clause will apply.


Payment


The total amount due to confirm your reservation is displayed in your reservation confirmation and will be charged to your credit/debit card or any other payment method offered at the time of booking. If your card is declined, or another payment method does not have sufficient funds, we may automatically cancel your reservation.


At the end of your stay, the remaining balance related to any additional goods and services purchased during your stay must be paid in full. If you leave the establishment without paying the outstanding amount, we reserve the right to charge this amount to the payment card provided at the time of booking.


IMPORTANT: We may use your payment card details to guarantee your reservation in accordance with PCI-DSS security standards. Up to 3 days after your reservation is made, we may pre-authorize your card to confirm that the funds for payment are available. The pre-authorization will then be reversed. Once the period begins during which the reservation cannot be canceled free of charge, we may pre-authorize or charge your card for an amount equal to the cancellation fee. Once the period begins during which an additional deposit is due, as specified in the reservation confirmation, we may pre-authorize or charge your card for an amount equal to the stipulated deposit amount. The pre-authorization is not a charge and no funds are withdrawn from your account, but the available credit limit on your card may be temporarily reduced by the amount of any cancellation fee or deposit applicable at that time.


Responsibility


While We take care in how We present Our accommodations online, We cannot make any specific representations regarding the suitability of Our accommodations for Your specific requirements. If You have specific concerns regarding hygiene, health and safety practices, or the quality of Our services, or if You wish to evaluate the specific conditions of Your stay, please contact Us directly before the cancellation deadline, and We will do Our best to resolve Your concerns.


Our liability to you is limited to the price of the booking and under no circumstances will we be liable for any indirect or special damages.


We will not be liable to You provided that Our services have been of reasonable quality and care. We will not be liable for any failures in quality to the extent that the failure is caused by any factors beyond Our reasonable control.


You are responsible for any damage or loss caused by You during Your stay with Us, including any damage to Our property due to Your act, omission, or negligence, and You agree to indemnify Us and agree to pay Us a reasonable amount to compensate for or correct such damage or loss. Furthermore, We reserve the right to cancel Your reservation immediately, without being liable for any refund or compensation, if You engage in unacceptable behavior that causes a disturbance or annoyance to Our staff or other guests on Our premises.


Applicable law

The space is registered under licenses 142360/AL and 142379/AL. For anything not covered by this agreement, Portuguese law applies.
